Let’s start with a comment that we don’t make very often. This is one of Grand Bends prettiest condo projects. Its a gated community with a large site plan and all units enjoy river views.

This complex is built in four clusters with thirteen units on level one and thirteen units on level two. Three clusters have eight units each and one cluster has only two. Blue vinyl siding with browns coloured full brick end of unit side walls. Some upper-level bay windows and peaked upper rooflines. The units found in the clusters of eight are built slightly staggered. See our pictures. This helps in creating a sense of privacy.

There are design differences between the upper and lower units. The upper-level units have a ground level front door and a staircase leading up to the second level. There you will find the living room/kitchen area, one bedroom and a deck with river views. Then on the top level you will find two more bedrooms and a four-piece bathroom and laundry.

The lower-level units have two bedrooms on a lower level with doors off the master bedroom to a covered ground level patio area. The laundry is also on this level. Then on the second level which is the ground level as you first walk in from the rear you will find the living room/kitchen area with a covered balcony overlooking the river.

Known unit sizes in this complex are 1,200 and 1,300 square feet.

The complex enjoys wonderful brick walkways and landscaping. It has a tennis court in good condition, an inground pool and further removed a fire pit area. This feature is far off in one corner of the complex so that it doesn’t become an annoyance. It also has the most river frontage of any condo project on the river and the most boat dockage.

One final detailing. Boats here outside of this complex are “down by the river”. This distancing from the units themselves from the condo units is a welcome relief. It also helps that the boats are parked parallel to the riverbank with some boats being used only on rare occasions.

Reasonable condo fees. In 2023 they were $225.00 per month. This is a self managed complex.

*P.S. Prices here when first built were in the $65,000 to $70,000 range! One has to wonder what they will be worth ten or twenty years from now. Locations like this are rare.
