“Beach Places Condos”
The needle in the haystack. No “MLS” sales in 2022 and only one in 2021. This is the only building of this type found in the Grand Bend area. It enjoys the best views of the lake. Seldom do units here become available.
It’s not a new building as it was built in 1993. Its design style is still modern looking. A stucco-like concrete exterior with some blue coloured aluminum siding. Attractive windows and tinted plexiglass panelled balconies.
There are four units on the main level and five units on the second to seventh floors. Unit sizes vary and some units are extremely generous in size. Acceptable condos fees. Known unit sizes of 1156, 1240, 1389, 1450, 1760, 1900, 1980 and 2000 square feet. Most are two-bedroom units. Some are three-bedrooms or three-bedrooms plus a den unit. One original feature was a jetted bathtub. The number of bathrooms can vary.
This building is handicapped accessible. Gated parking, controlled entry, pet restrictions and BBQs are permitted. Spacious covered balconies with the top level having open balconies. Electric heat and gas fireplaces.
Amazing sunsets, unobstructed views, and no neighbours! Expect to pay over one million dollars for a nice penthouse.
There are few comparable to this style of living along Lake Hurons shoreline. Kincardine (Bruce County) 101km or 1 hour and 13 minutes away has the “Harbour Terrace” condo building overlooking Penetangore River. This is a three-storey, thirty-unit building. Then there is “The Endinburgh Club” at 137 Elgin Street in Port Elgin. Port Elgin is 137km or 1 hour and 39 minutes away from Grand Bend. It is a four-storey, sixteen-unit low rise condo building next to sandy beaches and overlooking water and a marina. It’s not until you get to Owen Sound, 198km or 2 hours and 26 minutes away that you will find any “midsized” condo buildings overlooking water.
*It’s not uncommon to see a dumpster or two parked close to the building in the spring or autumn. Remember we said these units aren’t new? Some units need fifty or one hundred-thousand-dollar makeovers. This building is after all over thirty years old. Who knows what renovations cost. Money in means more money out when you sell in. This is a highly desirable location.
